Scope of Work: Remove existing roof down to wood decking. Replace any bad or rotten wood. Re-nail decking with 8D ring shank nails to meet code. Install new high temp peel and stick underlayment for metal roof. Install new drip edge, valley metal, pipe covers, vents, zee trim, rake metal, and all components needed for system. Install new standing seam metal roofing system. This is a Metal Systems STRIATED PANEL SYSTEM with 24 gauge, 16" wide panels and 1" seams. 17sq + 1sq hip & ridge . ROOF REPAIR: Remove damaged plywood from tree damage and replace with new sheets of plywood will be billed at $115/sheet. Sister in 2x4 rafters along damaged trusses. Billed at $8LF. Sub fascia & fascia wood replacement will be billed at $8/ft. BRICK CHIMNEY REMOVAL - 2nd large chimney on Flat Roof: Remove brick chimney damaged by tree below the roof line. and rebuild roof line to match rest of roof. Includes the necessary woodwork to scab in 2x4s to trusses & plywood to repair deck in this area of the roof. Cap the bottom of the chimney with plywood & ensure it is water tight. . FLAT ROOF REPAIR - GARAGE: Remove existing roof down to wood deck. Replace any rotten wood. Re-nail decking with 8D ring shank nails to meet code. Install peel and stick base sheet. Install stripping around perimeter for added protection. Install new drip edge, vents and/or lead pipe covers if needed. Install new CertainTeed modified torch down roofing system. 2 sq - 2 sq area. Repair holes in deck with new plywood & scan in 2x6 rafter. Repair / Replace taper system in this area if needed. . INCLUDED WITH METAL ROOF REPLACEMENT: High temp peel and stick underlayment.
Add additional vents if needed.
Replace all boots and vents.
Step seal all penetrations.
Replace and add valley metal.
Custom miter all drip edge.
15 year labor and material warranty with Armored Roofing.
40 year paint and 25 year steel warranty with the manufacturer.
Clean all gutters.
Clean yard and beds with magnets.. NEW 6" SEEMLESS GUTTERS: install new 6" seamless gutters with new 5" down spouts where needed. Billed at $10LF - 50LF + 2 downspouts (15LF)
