Scope of Work: TPO ROOF REPLACEMENT: Remove existing roof down to wood decking. Replace any bad or rotten wood. re-nail decking with 8D ring shank nails to meet code. Install new tapered boards or 1.5 to 2 inch foam board depending on what is needed. These are installed with 3 inch plates and proper length screws every 16inches to meet code. Install new 60 mill GAF TPO rubber roofing system with metal plates and screws on all seams. Heat weld all seams to form roof into one solid unit. Install new TPO vents, rubber boot caps, flashing if needed and wrap all edges over new drip edge and install new turn bar around perimeter. Anchor turn bar with screws that have rubber washers every 6 inches. 48sq tpo. RAILING REMOVE AND REINSTALL: remove existing aluminum railing and railing feet. After new TPO roof install reinstall existing railing, with new feet and screws where needed. Reinstall aluminum railing.. A/C remove and replace: Remove A/C to facilitate flat roof replacement and install aluminum stands bolted into roof decking to meet code.. Reinstall a/c after roof install and strap to aluminum with hurricane straps. Run drains to gutters with drain line pads. 4 units. SKYLIGHT REPLACEMENT: Remove old skylight and roofing material around skylight. Remove old curb if needed. Install new self flashing skylight with flat glass finish and UV protectant built into glass which is shatter resistant. Install new sealer around perimeter under new skylight. Install new roofing material back around new skylight.

From 2 skylights closest to gulf blvd gets filled in.
Will need to build curbs for skylights and run TPO up curbs and then cap curbs with new skylight cap.. INCLUDED WITH SHINGLE ROOF REPLACEMENT: Install vents. ..

Scope of Work: ROOF REPAIR: Remove 3 damaged 5V panels on car port on right side of hip. Repair or Replace wall flashing. Repair Deck & underlayment. Remove small section of modified bitumen roof at tie in and repair damaged plywood in that area. reinstall new modified bitumen roof and tie in to metal roof properly. Re-install 3 new panels.
